About Rentistry

What is Rentistry?

Rentistry is software for private landlords who manage their own lettings. It keeps your properties, tenancies, rent, repairs, compliance dates, documents and tenant messages in one place. It runs in your web browser on a computer, tablet or phone.

Who is it for?

Private landlords in England who let property themselves, from a single flat to a portfolio with HMOs. You can invite an admin to help, or give your accountant read-only access. Tenants get their own portal for rent, repairs, shared documents and messages.

I let property in Wales, Scotland or Northern Ireland. Can I use it?

The record-keeping works anywhere, but the compliance centre’s requirements are written for England. The rules differ in Wales, Scotland and Northern Ireland, and Rentistry doesn’t cover them yet.

How does Rentistry help?

It puts the routine work in one place and keeps it in order. Rent charges are scheduled for you and arrears are worked out from the payments you record. Repairs move through clear stages. Certificates and tenancy checks show what is missing, expiring or overdue. Your dashboard starts with what needs you today.

Does Rentistry replace a letting agent?

It gives you the tools to do the administration yourself: records, reminders, repairs and tenant communication. It doesn’t find tenants, carry out referencing, take rent online or give legal advice, so you may still want specialist help for those.

Features

What can I do in Rentistry today?

Properties and units (including HMO rooms), tenants and joint tenancies, deposits, a rent schedule with payments and arrears, printable rent statements, expenses, repairs with photos and a contractor directory, a compliance centre for England, documents you can share with tenants, messages with tenants, reminders, and a full data export. See all features.

What doesn’t it do yet?

Rentistry doesn’t collect rent online, send documents for e-signature, carry out tenant referencing, advertise properties or give contractors their own logins. It doesn’t generate legal notices or tenancy agreements. Where the app mentions these, it says plainly that they aren’t connected.

Can I manage more than one property?

Yes. Add as many properties as you let, each with its own units, and see rent, arrears, repairs and compliance across all of them on the dashboard. Any limits per plan will be published on the pricing page once plans are final.

Can tenants message me through Rentistry?

Yes. Each tenancy has a conversation between you and your tenants, with photo and file attachments. Tenants use it from their portal; you see it under Messages.

How does maintenance tracking work?

Tenants report a repair from their portal with a category, how urgent it is and up to six photos, and see emergency guidance before they send it. You can also log repairs yourself. Each repair moves from reported to scheduled, in progress and resolved, on a list or a board you can drag. You can assign a contractor from your directory, set an appointment, post updates and record costs.

How are compliance dates managed?

Rentistry creates the requirements that apply to each property and tenancy in England, such as gas safety, electrical checks, EPCs, alarms, licences and tenancy paperwork. You record dates and upload evidence, and the compliance centre shows what is missing, expiring or overdue, with reminders as dates approach. Status reflects the records you enter. It is not legal certification or advice.

Will I get reminders?

Yes, in the app. A daily check raises notifications for things like overdue rent, expiring certificates, new repairs and new messages. Email reminders are sent only when email delivery is set up for your account, and the app tells you if it isn’t.

Is there an AI Landlord Assistant?

Yes. It answers general questions about letting in the UK and about using Rentistry, and drafts messages to tenants and contractors. It drafts only: it never sends anything or changes your records. Its answers are general information, not legal advice. It will be part of the Premium plan; until plans launch, access is given to demonstration accounts.

Plans

What is included in the Free plan?

The details of each plan are still being finalised. The pricing page shows what is confirmed so far and will be updated before plans go on sale.

What is the difference between Basic and Premium?

One difference is confirmed: the AI Landlord Assistant is a Premium feature. Prices, limits and the rest of each plan will be published on the pricing page once they are final. Book a demo if you’d like to talk it through.

Can I pay for a plan now?

Not yet. There is no checkout, and nothing you do on this website charges you. You can create an account now.

Demos and support

How do demo requests work?

Send the demo form with a few details and the times that suit you. A person reads every request and replies by email to agree a time. Your request isn’t a booking until we’ve confirmed a time with you.

How do I contact support?

Use the contact form and choose “Help with my account”. We reply by email.

Your data

How is my account and property information handled?

Every record belongs to your organisation, and the database itself refuses access to anyone outside it (row-level security on every table). Documents and photos are stored privately and opened through links that expire after five minutes. You can turn on two-step sign-in with an authenticator app, owners can see an audit log of important changes, and you can export all your data as JSON and CSV at any time.

What can my tenants and accountant see?

Tenants see only their own tenancy: their rent, their repairs, the documents you choose to share and your messages to them. An accountant gets read-only access to properties, finances and reports, without tenants’ personal documents.

What does the AI Assistant see?

Your question, recent messages in that conversation and, only if you leave the option on, a short summary of the property, tenancy or repair page you’re on. It can’t see other pages, and it can’t send messages or change records.
